How to go about buying or renting land to live on?

How do i go about finding land to buy or to rent to live on.
I would like to build my own yurt & live totally green on the land,

The first question is do you have a specific location in mind?

The next question is do you have the cash to buy the land or do you need financing?

With respect ot location I recommend an area that does not get too cold in the winter. You do not want to have to worry about heat.

Next you will want land with a good water supply. A year round spring is ideal. You want to make certain that even in the drought years the spring does not go dry.

Next you will want land that is reasonably fertile so that you can grow your own food and fiber such as cotton.

One of the best places that I know of is Butte County near Oroville.

I own 12 acres of land there myself. I bought a piece of land with a spring that flows all year even back in the 1970's, in the worst drought years that we have seen since the 30's that spring did not dry up.

Although I bought it as vacation property 40 years ago, if I wanted to I could live on that piece of land, raise my own food and I have a good water supply that I do not need to use energy to lift water.

I bought the property with owner financing and paid him over a period of ten years.

I think that something like that would work very well for you.

Also even though prices have gone up in Butte County, the increase has not been as bad as it has been in the rest of California.

If California is not acceptable, the next places that I would look at would be Arizona and New Mexico.
Lots of people will rent out land to you, problem is, Yurts may not be approved by most city council building codes.. Good idea though.. I would do that too if it wasn't for needing electricity for my computer so I could be on YA.
find out who owns the land, then go from there...
Lots of people have land for sale, sometimes listed along with Real Estate. Check out a local Real Estate office web-site and see if they have properties/ land listed. Make sure it is not zoned for commercial use and that it's in an area where you can build a Yurt. You might have to check with your state/city building ordinances to make sure it is allowed. Finding land for sale or rent is pretty easy. To buy however, unless you have the cash, is difficult to get a mortgage. So have the cash. If you want to rent, make sure you lock into a long term lease. As for building a yurt, you still need planning permission, and you may have extreme difficulty getting this, seeing as a yurt is not "in keeping" as most people live in stone houses. Any ammenities you run to your yurt, like water, power, sewage..etc all will have to be approved and certified, you can't just dig a ditch to poo. If your planning on having mains water, you will have to pay to have the line run, same goes for power, and this is not cheap. You could always have a well dug, (not cheap) and pack water daily in buckets, or run a pump(but you need electricity, or gasoline) you could run a diesel generator for power (but you need diesel) or you could go without power, but then you would be eating alot of cold food, as open fires are heavily regulated and unlawful in most places, and refridgeration would be out. But you could always keep bees, and use bees wax to make candles, but you need to melt it to remove impurities and that gets back to the fire problem, you could always get a camp stove, but you need LPG or Butane, but anything to do with fossil fuels is probably out of the question as you want to go green. I guess that includes solar panels as they are made from oil by products, and biofuel as that is farmed with diesel tractors. I guess you will have to grow some cotton, and have a few sheep to shear, or grow some hemp, so you could produce some crude clothing and blankets, might be a little cool that first year or two. You would need a fresh supply of straw to sleep on, and you wouldn't want to get that from a local tractor using (un-green) farmer, so you could grow and cut that yourself. I would recommend changing it out once a week, else the bugs make a home. I guess you will be getting rid of your car, so you may need a pony, or a donkey, I would go with the donkey, as it can help in tilling your fields, you will also need a scythe and a good stone to sharpen it, as cutting wheat ( you will need flour) is not easy with a dull scythe. Do you see where I am going here. Although it is commendable, most people who want to live "green" don't actually realize what is involved to actually be "green". Take it from someone who knows, it is not at all easy.

To kendod: Did you even read the question? Apparently not, or you forgot what you read in the time it took to type your answer. I can see your level of intelligence just by the childish insults, and the fact you call the questioner a " he" I think she may be offended by that (I thought the pig tails and pink hat would be a dead give away) Also in her question she mentioned nothing about goals, but said "I would like to live totally green off the land" and as I said earlier, most people don't realize what that entails. So being a realist, I wouldn't feel right to let someone carry on in ignorance. That is half the problem with todays society, most people like yourself, don't THINK before they SPEAK, or type in this case. Totally green means, totally natural, that means grow/kill your own food, nothing manufactured, not grocery stores, no power(other than human/animal power) Did you know that anything you buy in a supermarket travels an average of 1500 miles before you buy it. Probably not. Oh, and by the way, your not the first dreamer to call me an a**hole, so I'm used to it. I'm a realist, and not to many ideological dreamers like realists.

A good place to look for land to rent or buy is the magazines aimed at smallholders, farmers and countryside dwellers. Often land with a house on it is hugely expensive, but some times smaller parcels of land come up that are not big enough to be farmed, but may be enough for you. You need a minimum of 5 acres of top grade land to sustain crops and a few animals, but would be better off with twice that area. You may have trouble getting the required permissions to erect a yurt, but this is not impossible. If you can prove to the relevant authorities that you are genuinely using the land productively you may get permission for a temporary structure - a yurt would come into this category, but you may have to resign yourself to living off your land for 2 or 3 years while you bring it into full productivity. A potable water supply and acceptable sanitation are essential - power can be generated in many different ways which may be sufficient for your needs, which will probably be quite modest. Good luck to you - my family is part way there, tho it is the need for a car that increases our carbon footprint (no rural public transport) That is something to consider if you get a remote rural location.
